Naples Real Estate & Lifestyle Update
September Market Trends • Coquina Sands Spotlight • November Events
October in Naples marks a familiar transition. Seasonal residents begin returning, the cultural calendar comes alive, and both buyers and homeowners turn their attention toward the winter real estate season.
The latest figures from the Naples Area Board of REALTORS® (NABOR®) offer an interesting perspective on the market as we approach November.
Inventory is considerably lower than a year ago, closed sales have increased modestly, and the median closed price has moved higher. Yet pending sales have declined, reminding us that buyers remain selective.
This month, we explore what those developments mean for buyers and sellers, visit the established coastal neighborhood of Coquina Sands, discover a favorite waterfront restaurant, and look ahead to some of Naples’ November events.
Naples Real Estate Market – September 2026
According to NABOR’s September 2026 market activity report, Naples entered the fall season with 4,240 properties available for sale, a 17% decline compared with September 2025.
Closed sales increased by 3% to 623 transactions, while the overall median closed price reached $575,000, an increase of 5% year over year.
At the same time, pending sales declined by 7%, indicating that buyer activity has not strengthened uniformly across the market.

One particularly noteworthy figure is the decline in months of supply. At 5.5 months, available inventory relative to the pace of sales is approximately 30% lower than a year ago.
Properties also spent fewer days on the market, with the reported figure declining to 99 days. Meanwhile, new listings increased by 5%, suggesting that homeowners are continuing to bring properties to market as the seasonal transition approaches.
These figures describe the broader Naples market. They should not be interpreted as an indication that every neighborhood, condominium building, or price category is experiencing the same conditions.
A More Selective Market as Season Approaches
What stands out to us is not simply that inventory has declined or that the median sales price has increased. It is the relationship between available properties, completed transactions, and the number of homes going under contract.
Closed sales reflect transactions negotiated earlier. Pending sales provide a different perspective on more recent buyer activity. The fact that these two indicators are moving in opposite directions is worth watching as we enter the winter season.
It is also important to remember that a higher median sales price does not mean every property has appreciated by 5%. The median is influenced by the types and price levels of homes that actually sold.
A waterfront residence in Aqualane Shores, a condominium in Pelican Bay, and a golf property in Grey Oaks may each experience very different buyer expectations, ownership costs, and competitive conditions.
In Naples, the headline tells part of the story. The individual property tells the rest.
Our approach is to look beyond general statistics and evaluate each property within its specific market segment. That is where informed buying and selling decisions begin.
What Does the Current Market Mean for You?
For Naples Home Buyers
Buyers still have opportunities to compare properties carefully, evaluate ownership costs, and negotiate where circumstances justify it. However, the decline in overall inventory means that the selection is smaller than it was a year ago.
A well-maintained property that is appropriately priced may attract a different level of interest than a home requiring substantial updates or carrying unusually high ownership costs.
For condominium buyers, association financials, insurance, reserves, assessments, and building-specific considerations deserve careful attention alongside location and purchase price.
For Naples Home Sellers
Lower inventory is encouraging, but it does not eliminate the need for thoughtful pricing and preparation. Buyers continue to compare properties closely, and the decline in pending sales suggests that purchasing decisions remain deliberate.
As we approach the winter season, we believe successful positioning begins with understanding the current competition, presenting a property professionally, and developing a strategy that reflects both market evidence and the seller’s personal priorities.
A strong strategy is not simply about entering the market at the highest possible asking price. It is about creating the right conditions for a successful transaction.

Looking Ahead to the Naples Winter Season
The transition into November is always a special time in Naples. Seasonal residents return, familiar neighborhoods become more active, and the city’s cultural and social calendar begins to fill.
The September real estate figures suggest a market with fewer available properties, modestly stronger closed sales, and continued selectivity among buyers.
For buyers, this is an opportunity to identify the neighborhoods and properties that truly fit their priorities. For sellers, it is a valuable time to prepare carefully and consider how their property should be positioned for the months ahead.
