Naples real estate market September 2026 trends are beginning to show the familiar transition from summer into pre-season, with lower inventory, continued buyer activity and Naples preparing for the winter season ahead.
The pace around town is gradually changing. Seasonal residents are beginning to return, restaurants and cultural venues are preparing for a busier calendar, and homeowners considering a sale during the coming winter season are turning their attention to the market.
At the same time, the latest real estate figures tell an interesting story.
Inventory continued to decline in August, fewer new properties entered the market than a year earlier, and homes that sold moved somewhat faster. Yet buyers are still operating in a market where careful property selection, realistic pricing and individual community dynamics matter considerably.
In other words, Naples is not simply moving from a “buyer’s market” to a “seller’s market.”
It is moving into a more selective environment where the right property, the right price and the right strategy increasingly determine the outcome.
Naples Real Estate Market September 2026 – August Market Data
The latest market report from the Naples Area Board of REALTORS® shows that inventory continued to tighten as summer moved toward fall.
At the end of August, overall inventory stood at 4,093 properties. A total of 792 new listings entered the market, while 769 properties went pending and 622 sales closed.
The overall median closed price was $575,000, while the average number of days on market declined to 99 days.
The year-over-year comparison is particularly interesting.
Closed sales increased 1.1% from August 2025, while pending sales increased 1.9%. At the same time, new listings declined 15.5%, and overall inventory was significantly lower than one year earlier.
The median closed price remained relatively stable, moving from $585,000 in August 2025 to $575,000 in August 2026.
Days on market also improved, declining from 107 days one year ago to 99 days in August.
Taken together, these figures suggest that buyer demand has remained active even as the number of available properties has been contracting.

Less Inventory as Naples Approaches Season
Perhaps the most important number in the August report is not the median price.
It is inventory.
Naples entered 2026 with considerably more properties available than we see today. As summer progressed, buyer activity continued while fewer new listings came onto the market, gradually reducing the number of homes buyers have to choose from.
That does not mean every property will suddenly sell quickly or that pricing strategy has become less important.
Quite the opposite.
Naples remains highly property-specific. Condition, location, community, view, renovation level, association fees, insurance costs and pricing can create very different results even for homes located only a short distance apart.
But declining inventory changes the conversation as we approach the winter season.
If buyer activity strengthens with the return of seasonal residents while available inventory remains below last year’s level, well-positioned properties may face less competition than they did earlier in 2026.
For sellers considering the coming season, September and October therefore represent an important preparation window.

For Buyers
Buyers still have opportunities to compare properties carefully, review recent comparable sales and negotiate based on the individual circumstances of a listing.
However, lower overall inventory means that waiting for an unlimited number of alternatives may become less effective in certain communities or property categories.
A well-priced, updated home in a desirable location can behave very differently from the overall market average.
Understanding the micro-market is therefore becoming increasingly important.
For Sellers
For sellers, lower inventory can be encouraging – but it should not be interpreted as permission to overprice.
Buyers today have access to extensive market information and tend to recognize value quickly. Properties that enter the market with realistic pricing, strong presentation and a clear marketing strategy are better positioned to benefit from renewed seasonal activity.
This is also the time to prepare.
Photography, repairs, staging, property documents, association information and pricing strategy can all be addressed before the busiest months arrive.
The Moorings
Located between Coquina Sands and Park Shore, The Moorings represents one of Naples’ classic coastal neighborhoods.
Its appeal comes from a combination that is increasingly difficult to replicate: an established residential setting, mature tropical landscaping, proximity to the Gulf of Mexico and a central location between downtown Naples and the shopping and dining destinations farther north.
The neighborhood offers a broad range of property styles, including condominiums, traditional single-family homes, renovated residences and waterfront properties along Moorings Bay and its canals.
For many buyers, The Moorings feels distinctly residential while remaining close to the places that define everyday Naples life.
Beach access, boating opportunities, tree-lined streets and proximity to shopping and dining make it particularly appealing to buyers who want coastal Naples without necessarily choosing a high-rise or a gated master-planned community.

Restaurant of the Month: The Dock at Crayton Cove
October in Naples means spending more time outdoors again – and few settings capture the city’s waterfront character quite like Crayton Cove.
The Dock at Crayton Cove sits directly on Naples Bay and offers the kind of relaxed waterfront atmosphere that feels unmistakably Southwest Florida.
It is an easy place to combine lunch or dinner with a walk around the City Dock and the surrounding Old Naples waterfront.
And with Florida’s stone crab season returning in October, this part of town becomes particularly fitting for the time of year.

October 8 • Evening on Fifth
One of downtown Naples’ signature recurring events returns to Fifth Avenue South from 6:30 p.m. to 9:30 p.m., with live music along the sidewalks together with the avenue’s restaurants, shops and galleries.
October 10–12, 17–19 & 24–26 • Boo at the Zoo
Naples Zoo’s family-friendly Halloween tradition returns across three October weekends with themed decorations, costumed characters, trick-or-treating for children and live entertainment.
October 15 • Florida Stone Crab Season Begins
For many Naples residents, the return of stone crab is an unofficial sign that fall – and another Naples season – has arrived. Restaurants and seafood markets around Southwest Florida begin welcoming one of the region’s most recognizable seasonal specialties.
October 22–25 • Naples International Film Festival
The 18th annual Naples International Film Festival returns with films, filmmaker discussions and special events. Presented by Artis—Naples, the festival brings together independent cinema and the Naples arts community over four days.
October 31 • Halloween Spooktacular & Evening on Fifth
Halloween brings a full afternoon and evening to downtown Naples. Family activities at Cambier Park are followed by a special Halloween edition of Evening on Fifth, with live music along Fifth Avenue South.
Naples Is Beginning to Feel Like Season Again
October is one of our favorite transition months in Naples.
Summer has not entirely disappeared, but the rhythm of the city begins to change. More residents return, outdoor events fill the calendar, restaurants become busier and attention increasingly turns toward the winter months ahead.
The real estate market is entering that transition with less inventory than it had one year ago.
Whether that translates into stronger competition for particular properties will depend on how many new listings enter the market during the fall and how buyer activity develops as seasonal residents return.
What we do know is that the Naples market continues to reward preparation and local knowledge.
For sellers, that means understanding how a property should be positioned before it enters the market. For buyers, it means looking beyond broad statistics and understanding the individual community, building or neighborhood in which they are considering a purchase.
