The Naples real estate market broke some significant records in March 2021, with a total of 1,851 closed sales totaling $1,582,474,997. Those staggering numbers made March 2021 the highest performing month in Naples history.

Naples Median Closed Prices

In March 2021, the median closed home price was $415,000. That’s a 12.2 percent increase over March 2020, as well as the highest median price increase on record since 2008.

Home Listings in Naples for March 2021

March 2021 saw the lowest number of homes listed since 2014, with only 1,819 houses and condominiums on the market. (That’s a drastic 73.2 percent decrease from last march, when there were 6,795 homes on the Naples real estate market.) The low inventory likely contributed to the historic median home price – buyers were certainly competing with one another to find the perfect home for sale in Naples.

Homes Under Contract in March 2021

The number of homes under contract in March 2021 was also record-breaking. Pending sales made a 152.7 percent spike by reaching 2,469. (In March 2020, the number of pending listings was just 977, which was partly due to the then-new COVID-19 pandemic.)
