As summer gradually moves toward fall, Naples is entering an important transitional period in the real estate calendar.
The latest market figures show fewer available properties, continued buyer activity and a market in which pricing and property-specific considerations remain increasingly important. At the same time, homeowners considering a sale during the upcoming season are beginning to prepare for the return of seasonal residents and buyers.
August is therefore less about waiting for season to begin and more about positioning for what comes next.
NAPLES MARKET UPDATE
Naples Real Estate Market – July 2026
The latest market data from the Naples Area Board of REALTORS® shows continued activity across the Naples residential market during July.
A total of 733 properties closed, while 762 properties entered pending status. Available inventory declined to 4,415 properties, while 916 new listings entered the market.
The overall median closed price was $590,000, and properties spent an average of 108 days on the market.
Compared with June, inventory declined from 4,741 to 4,415 properties, while new listings increased from 830 to 916. Closed sales decreased from 881 to 733, and the median closed price moved from $595,900 to $590,000. Days on market increased slightly from 103 to 108.
Rather than pointing to one simple market direction, these figures reinforce something we continue to see throughout Naples: the market has become increasingly selective and property-specific.
Location, condition, pricing, community, ownership costs and the individual characteristics of a property can make a considerable difference in both buyer response and marketing time.

August occupies an interesting position in the Naples real estate calendar.
The pace of life remains unmistakably summer-like, but attention is already beginning to shift toward fall and the months ahead.
For sellers considering entering the market during the upcoming season, this is an important preparation period. Pricing strategy, repairs, photography, staging, condominium documentation and other property details can be addressed now rather than after seasonal buyers have already begun returning.
For buyers, the current market continues to offer something equally valuable: time to evaluate.
With an average marketing period of 108 days across the overall market, many buyers have an opportunity to compare properties carefully, examine comparable sales and understand the complete cost of ownership before making a decision.
Yet averages never tell the whole Naples story.
A Gulf-front condominium in Park Shore, a golf residence in Grey Oaks and a waterfront home in Aqualane Shores operate within very different micro-markets. Understanding those differences becomes especially important as Naples approaches another seasonal cycle.

The July numbers reinforce the importance of preparation and realistic positioning.
There are buyers in the Naples market, but they have become increasingly discerning. Properties that combine an attractive location, strong presentation and a price supported by current market conditions are better positioned to attract attention.
With September and October approaching, owners who hope to list during the upcoming season should already be thinking about the details that can influence a buyer’s first impression.
This includes more than photography and staging. Insurance information, condominium financials, reserve information, recent improvements, maintenance history and other ownership documentation can all become relevant during a buyer’s evaluation.
Preparation before listing can be just as important as marketing after listing.
For Buyers
For buyers, the current environment continues to provide opportunities for careful decision-making.
Inventory remains broader than during the highly competitive pandemic-era market, giving many purchasers a greater ability to compare properties and neighborhoods.
However, desirable properties do not necessarily follow the overall market average. A well-positioned residence in a sought-after building or community may still attract attention quickly.
The key is therefore not simply waiting for lower prices or more inventory. It is understanding which opportunities represent genuine value within their individual market.
NEIGHBORHOOD OF THE MONTH
Park Shore
Park Shore represents one of Naples’ most recognizable combinations of coastal living, waterfront residences and central location.
Situated between the Gulf of Mexico and Venetian Bay, the community offers a diverse collection of real estate, from single-family residences and low- and mid-rise condominiums to prominent Gulf-front high-rises.
One of Park Shore’s defining lifestyle features is its relationship with the water. Gulf beaches lie on one side of the neighborhood while Venetian Bay creates another waterfront setting to the east. Eligible Park Shore residents also enjoy access to the community’s private beach park.
At the heart of the neighborhood is The Village Shops on Venetian Bay, where waterfront dining, boutiques and walking paths contribute to Park Shore’s distinctive atmosphere. The location also places residents close to Waterside Shops, Artis—Naples and many of the cultural and recreational amenities of central Naples.
From a real estate perspective, that variety is part of Park Shore’s appeal. Buyers can choose between very different lifestyles within a relatively compact area: Gulf views from a high-rise condominium, a residence overlooking Venetian Bay or the privacy and space of a single-family home.
It is also why understanding the specific building, street and property matters far more than simply relying on an overall Park Shore market average.
