The latest figures show more completed
sales, continued pending activity and fewer available properties

Naples Real Estate Market Update – June 2026

The latest market report from the Naples Area Board of REALTORS®
shows that the Naples real estate market remained active during June.
A total of 881 properties closed, while
855 homes entered pending status.

Available inventory stood at 4,741 properties, with
830 new listings entering the market. The overall
median closed price was $595,900, and properties spent
an average of 103 days on the market.

These figures suggest that buyers remain engaged even during the
quieter summer period. At the same time, longer marketing periods show
that purchasers continue to compare properties carefully and are
placing greater emphasis on pricing, condition and overall value.

Summer Momentum Continues

June delivered meaningful activity during a month that is normally
quieter than the winter and early spring season. Closed and pending
sales demonstrate that buyers are still willing to move forward when
they identify a property that meets their expectations.

At the same time, today’s buyers are rarely making decisions based on
location or appearance alone. Insurance costs, condominium reserves,
potential assessments, property condition and future maintenance
expenses now form an important part of the evaluation process.

This does not mean that buyers are no longer enthusiastic about Naples.
Rather, it means that they are approaching purchases with greater care.
Homes that are presented beautifully and positioned realistically can
still generate strong interest, while properties that enter the market
above current expectations may require more time and adjustment.

The Naples market remains active, but it is increasingly
property-specific. Broad headlines are helpful, yet
the strongest decisions depend on understanding the individual
community, building, location and price category.

The continued level of completed and pending sales is encouraging for
homeowners who are considering selling. Buyers are present, including
during the summer, but they are responding most strongly to homes that

does not automatically create urgency. Buyers continue to compare
alternatives and may hesitate when a property appears overpriced or
when important ownership questions remain unanswered.

For sellers planning to enter the market later in the year, summer is
an excellent time to prepare. Repairs, photography, staging decisions,
documentation and pricing strategy can all be addressed before the
seasonal audience returns.

For Buyers

Buyers currently benefit from a more measured environment than during
the highly competitive pandemic years. They often have more time to
review comparable sales, evaluate ownership costs and conduct careful

However, the decline in inventory means that the most desirable
properties may still attract prompt attention. A well-located and
properly priced home can stand out quickly, even during the summer.

The strongest buying strategy therefore combines patience with
preparation: take the time to understand value, but be ready to move
when the right property becomes available.

Bayshore Arts District

Located just southeast of downtown Naples, the Bayshore Arts District
offers a creative and increasingly dynamic expression of the Naples
lifestyle. The area combines residential neighborhoods with art,
locally owned businesses, casual dining and convenient access to the
water.

The district is close to Naples Botanical Garden, Celebration Park and
the growing collection of restaurants, galleries and gathering places
along Bayshore Drive. Its atmosphere is more relaxed and eclectic than
many of Naples’ traditional residential communities.

Real estate in and around Bayshore includes established single-family
homes, condominiums, newer construction and redevelopment
opportunities. Buyers are often attracted by the combination of
location, character and proximity to downtown Naples.
