3 Big Home Staging Mistakes That Could Sink a Sale

3 Big Home Staging Mistakes That Could Sink a Sale

If you’re like lots of people, you’ve probably watched a few home repair and remodeling shows to feel comfortable with trying your hand at staging your home yourself when you go to put it on the market. Unfortunately, staging isn’t as easy as it may appear, and if you’ve chosen to go the For Sale By Owner (FSBO) route, you’ll be selling without the expertise of a real estate agent for every aspect of selling your home in Naples—especially when it comes to staging. These three home staging mistakes could turn off potential buyers. Avoid them at all costs, or it could cost you a sale.

Mistake #1. Placing Pet Accessories in Your Entryway

Without a doubt, you love your fur babies. These four-legged friends in your family hold a special place in your heart. But when you’re showing your home to potential buyers, your pet’s accessories should have a special place in your house—out of view. Greeting a potential buyer with the sight of a kitty litter box in your foyer or entryway could make them wonder if there might be pet damage somewhere in your home, and an offensive odor is a sure-fire way to send them house hunting in the opposite direction.

Mistake #2. Cluttering Your Spaces

You want your home to appear as spacious as possible. This means staging your rooms so that each has a clear purpose and furnishing them with only items that serve that purpose—avoiding unnecessary things that can clutter and shrink space.

It’s also crucially important to cut down on surface clutter around your home. Knickknacks on counters in kitchens and baths should be kept to a minimum, with just enough items to convey a purpose without appearing crowded.

When it comes to storage, items in your kitchen cabinets and pantry, bathroom cabinets, and bedroom closets should be pared down and kept as organized as possible to showcase the spaciousness of those areas. If those spaces are stuffed with items, homebuyers will feel that your home has a storage problem that they don’t want to inherit.

Mistake #3. Over-Personalizing Your Decor

You want potential buyers who come to tour your home to be able to visualize themselves living there. A house that’s populated with your personal items and decorated in your specific tastes, however, puts the focus on you and not on the house. Your residence should be the star, and not your personal décor. Homebuyers want to envision the future they can create in your home, and not be distracted by the past that you’re trying to leave behind.
