How is the Naples market?

Whenever someone becomes aware you are a Realtor – maybe because you wear a name-tag or because you get into a conversation – the first question is: “How is the market?” This is always a good but difficult to respond to question. Because stating the market is good or the market is bad is just an opinion, and one might always see it different from others. What always helps is to look at the numbers.

So let’s have a look at the numbers of the Naples, Florida real estate market as brand-new released for July 2016:

The comparison of  the 12-month period ending July 2016 with the 12-month period ending July 2016 shows a light decrease from 9,879 in 2015 to 8,797 in 2016. Regardless of the curious fact that the digits in both matters are the same but in different rowing, what does that mean and what could be the reasons?

When you look at the numbers of DOM (Days on Market) and the inventory you will find an interesting point. While in July 2015 the average DOM period was 88, in July 2016 it was 73 and the inventory in July 2015 was 2,040 but in July 2016 it increased to 2,565.

Regarding the percentage increase or decrease you see that the pending Sales are down 14% overall 12-months ending July 2016, the closed Sales are down 11% overall 12-months ending July 2016, the Median Closed Price is up 7% overall 12-months ending July 2016, the inventory is up 36% overall July 2015 to July 2016 as well as the average DOM down 38% in the 2M+ category and 21% in the $1M-$2M category July 2015 to July 2016.
