Naples Housing Market Sees Summer Sales Surge

This is the headline with which NABOR published the market statistic for July 2020. And amidst all the Covid 19 issues and limitations this is what we experience in our daily work. When the board in their statistics says:

“For those who are considering selling, now is a good time to jump in the market to take advantage of the high demand for Naples property, according to broker analysts. Plus, with fewer homes on the market for buyers to purchase, this may be the time for your house to stand out from the crowd with less competition and more eyes on your property.”  (More details at infographicmarket report and statistics.)

then we can only confirm or approve of this. We see properties come on the market one day and they are pending a few hours later or in the next few days. We sold two of our listings in 6 or 9 days after they went active. And we also have buyers that had to handle multiple offer situations with us or even came too late when they hesitated with a decision to make an offer. This might not be representative from a statistic’s view point but it matches with what NABOR says. We also went deeper in our analysis and narrowed the statistics down to specific areas, neighborhoods and communities. Now, what does that mean for those who are currently considering to sell their home here in Naples or Southwest Florida and what does it mean for those who are considering to buy a first, second or even an investment property here?

Well, basically it’s always a good time to sell but normally during summer the sales and the activities are lower than in high season between November/December and April/May. This is because it’s sometimes hot and humid and we have a decent amount of rain and thunderstorms in summer as well as due to the so called hurricane season between roughly June and September. Regardless of the fact that heat and humidity are what summer is all about and rain and thunderstorms are good for our nature this year is different in the market as we do not really see a slow down as significant as in other years.

One reason might be that many are interested in havening an escape place from their big-city-home especially in a lock-down situation and another reason might be that Real Estate is almost always a solid investment and very stable, especially here in Naples.

This means that for prospective sellers there is enough activity to put a house on the market and find a buyer, As at the same time inventory is significantly low there is a good chance to get a good price right now and to sell quick.

For prospective buyers it means that the properties that are on the market might sell quick but that on the other side the sellers that put a property on the market now are motivated to sell and if the price and the offer are right it can be a good deal for both sides. The more specific a buyer is and if he or she has a good REALTOR® working with them the better they will be able to locate the perfect match for their dream home.
