What’s the Difference Between a Real Estate Agent, a Broker, and a REALTOR®?

What’s the Difference Between a Real Estate Agent, a Broker, and a REALTOR®?

So, you’re in the market to buy a new home. As you’re beginning your search for homes for sale in Naples, and perhaps even considering buying a luxury home in Naples, or somewhere else in Southwest Florida, you may be wondering whether you should enlist the help of a real estate agent, a broker, or a REALTOR®. What are the differences between the three? Here are differences in the responsibilities of each.

What Does a Real Estate Agent Do?

A real estate agent is an individual who is licensed to represent homebuyers, sellers, and renters during a real estate transaction. The agent advocates in the best interests of their client and negotiates on their behalf.

When it comes to their professional skillset, a licensed real estate agent has completed state-specific coursework in a pre-licensing class that’s required by their state and has passed a state real estate license exam regarding best practices and state and federal laws. Real estate agents can also obtain certifications that indicate expertise in specific real estate sectors.

What Does a Real Estate Broker Do?

A real estate broker is an agent who has completed coursework in addition to what’s required to become an agent and has passed an exam to obtain a broker’s license from their state. A broker has a lot of the same responsibilities as an agent and may work independently or open a brokerage and employ and manage other agents–as well as the firm’s daily operations.

A prerequisite for becoming a broker is that a real estate agent must be active and licensed for a number of years that are specified by the state in which they’re licensed.

What Does a REALTOR® Do?

A REALTOR® is an individual who is a real estate agent or a broker and has become a member of the National Association of Realtors, NAR. As a member, a REALTOR® has committed to upholding the association’s Standards of Practice and Code of Ethics. An agent who is a REALTOR® may be perceived as more trustworthy and credible in their field as a result of this affiliation and commitment.

When it comes to responsibilities, the job of a REALTOR® is much like that of an agent. It’s important to understand, though, that every REALTOR® is an agent or a broker, but the inverse is not always the case–not every agent and broker is a REALTOR®.
