6 Options When Replacing Your Roof Before You Sell Your Home

A roof is the crown of your home and a significant portion of its overall appearance. If you’re in the market to replace your roof before you sell your home, consider one of these materials—depending on the style of your residence.

Clay and Concrete Tiles

These two styles of roof tile are common in our region and go well with Mediterranean, Southwestern, Mission, and Spanish-style home architectures. Clay and concrete tiles come in ribbed, scalloped, and flat designs.

Although clay tiles are durable, they’re heavy. So, if you’re changing from a shingle roof to one that’s covered with clay tiles, a professional may need to determine if your roof structure needs to be fortified to support the added weight of the tiles. When it comes to concrete tiles, they’re heavy like clay tiles but tend to be less expensive than clay. This can be key for making cost-effective changes to your roof before you sell.

Asphalt Shingles

These shingles are the most common roofing material used in the nation. Asphalt shingles are economical and relatively easy to install and can be fortified with cellulose or fiberglass without changing their appearance.

Slate

Slate is a roofing option that’s durable, sustainable, and fire-resistant.  Although it’s expensive and heavy, it can give your home a classic appearance.

Synthetic Roofs

If you want the color, texture and look of a slate roof at a lower price point and without the weight of slate, consider going with a synthetic roof. Synthetic roofs can be made of rubber, polymer, or plastic and are durable and easy to maintain.

Metal Roofs

Metal roofs are available in panels and shingles, and you can choose from materials like copper, zinc, stainless steel, and aluminum. Copper can be ideal if you’re looking to accentuate an architectural element of your roof, because after it’s exposed to moisture for a prolonged period of time it takes on a green (or turquoise) patina through the process of oxidation. This can make it a very popular choice for many homeowners. Benefits of metal roofs are that they’re hard-wearing, lightweight, and they can harvest rainwater, too.

Wood Shingles and Shakes

Wood shingles and shakes may not be common choices for many residents in Naples, or in the Southwest Florida region, but they’re solid options if you like the look. When exposed to the elements over time these materials can take on a gray patina.
