What Should You Expect During a Home Inspection?

 

Once you’ve searched through homes for sale in Naples, or elsewhere in Southwest Florida, and found one you absolutely love, you’ll reach the point in the home-buying process where a home inspection will be required. The purpose of an inspection is to make sure you have a more detailed understanding of the condition of the home before you sign on the dotted line.

So, what exactly happens on inspection day? Here are some big things you can expect to take place.

Inspection Zone: The Home’s Exterior Envelope and Interior Structure


During this portion of a home inspection the inspector will evaluate the exterior of your potential new home. This typically includes an examination of the integrity of the windows and seals, the condition of the home’s siding, whether asbestos is present, if there is flaking paint, and even if the garage door functions properly and safely.

On the interior of the home, you can expect an inspector to check for issues like water leaks–or evidence of leaks–around pipes, on ceilings, and around windows. They’ll also look for things like sagging floors or instances when baseboards pull away from walls–both of which can point to a problem with the home’s foundation.

Inspection Zone: The Home’s Electrical System


The inspector will verify that light switches work and that outlets are grounded. They’ll check the home’s electrical panel to see if it’s updated and determine whether it has the capacity to accommodate more household appliances, or even a future home remodel.

A major red flag they’ll check for is something called knob-and-tube wiring, which is no longer up to safety codes for modern homes.

Inspection Zone: The Home’s Plumbing


Several aspects of a home’s plumbing system may be checked. These include water pressure throughout the residence, the quality of drainage in tubs, showers and sinks, and the condition of the hot water heater.

The inspector will likely examine the home’s sewer line to ensure there aren’t any cracks present. (The line is inspected by scoping it with a small camera that is routed through the underground pipe).
